When it comes to selling your home we fight for the best possible price and what does this mean first of all there’s more than just thinning out a home and then posting a sign out front and doing some advertising!!
1.) CURB APPEAL is a definite and every home has its different needs. Our
objective is to use as little money as possible to achieve the most:
For example you may not need to paint your house as a whole but painting the
front door is something we try to achieve because of the attention and drama
it brings to the front.
We may also need to bring in some plant material to add color, height and density
to strategic areas in the front with the possibility of also bringing in mulch to give
the front a cleaner look
2.) AS FOR STAGING your home we will come in and stage according to its
particular needs, there's no middleman to pay!! Also if need be, advice on
colors are given. ( a home with a soft neutral color is a very pleasing )
3.) THE BACKYARD will be presented in a different way. A combination of plant
material that will be planted and our potted plants in Tuscany pots and possibly
outdoor furniture bringing an open inviting feeling
ONCE WE HAVE ACHIEVED THIS IT IS NOW TIME TO GET YOUR HOME ON THE MARKET FOR SALE, HOW IS THIS ACCOMPLISHED?
OUR MARKETTING PLAN IS AS FOLLOWS:
1.) Our fliers inside and outside the home are in color!! ( this way buyers get a better
idea of what the home looks like before driving away )
2.) Our virtual tour, we picked this one for one reason and that was because this
virtual tour gave us two choices, the first choice was to be able to take single
snapshots and the second choice is having the ability to use panoramic views,
these choices give us more control over our pictures. Also added are attributes of
the community for people looking on line from out of the area. ( our virtual tour
goes out to several sites such as Realtor.com, Google, Century 21, Home Pages,
Homeseekers, Prudential Properties VOW, Trulia Real Estate, and Yahoo Real
Estate Classifieds ) all of these sites reach out to the whole country.
3.) Open houses are held the first two Sunday's the home is on the market and one
every third week there after. ( open houses are not only in the local paper but also
on open house sites on the Internet, this includes craig’s list. )
4.) Not only is your home posted on our MLS board, but several that we pay for as
part of our advertising. These extra MLS boards include Max EBRI, Bareis, San
Fransisco, Re Infolink and Central Valley.
5.) Your home will be posted on our newsletter that goes out to almost 1200 people
and if the timing is right we can put it on my sister's newsletter up in Arnold
( who is also with Century 21 ) Linda’s newsletter goes out to different areas
in California and also to a half dozen other States.
6.) Your home will also be posted on our website along with the virtual tour
7.) We also send out just listed fliers to your area ( there may be a neighbor that
has a friend that would also enjoy the neighborhood as they do )
8.) If that's not enough we also go out to different real estate brokerages in
different cities, thus bringing your flyers to them
OUR VIRTUAL TOUR IS A COMMON THEME THAT RUNS THROUGH ALL OF OUR ADVERTISING, IT IS VITALLY IMPORTANT SIMPLY BE CAUSE WERE EVER PEOPLE MAY BE THEY CAN GET A GOOD FEEL OF THE HOME
